Q. Chestnut Point Estates Monthly Community Fee INFORMATION:
A. Chestnut Point Estates & Marina 55+ Community is a very quiet, secluded water access 55+ community in Perryville, MD.  
    Our current Monthly Community Fee includes property tax, water, sewer, trash & recycling,
    grass cutting, and snow removal on streets for only $495. You Pay No Property Taxes
​A. Chestnut Point Estates & Marina Residents are responsible for the Maintenance on their      
    individual residence Exterior and Interior according to community restrictions, Electric, Cable TV, Internet, and Telephone.
A. All homes are owner occupied, we do not allow for rentals or subleasing
A. Each Household has a driveway for two vehicles, street parking is not permited​ unless for guest.
A. Chestnut Point Estates assumes responsibility for maintaining the roads, common areas, boat ramp, beach and water access areas.
A. You will not receive property tax, water, sewer, trash, lawn maintenance or on street snow removal bill.
A. Chestnut Point Estates pays the fees for property tax, water, sewer,  trash, lawn maintenance & on street  
   snow removal bills for your home.

Q. What is a Home & Design Selection and how do I request an appointment?

A. We understand that selecting your new home and design choices can be the most exciting time in the home buying experience, but also can be overwhelming for some. That’s why we offer an opportunity for you to view selections prior to your design appointment, ask questions, and begin to envision how your home will come together to showcase your personal taste. With this process being exclusive to contract buyers, this is also your opportunity to bring along your Realtors and/or family and friends who you would like to take part in your selections process. Previews will be scheduled so that they take place after your purchase agreement, but prior to your design appointment. If interested, schedule a visit or contact our Community Manager today!

 Q. How do I purchase A New Home or Become A Resident In Chestnut Point Estates & Marina ? 
A. Our new homes are sold through our office located at Chestnut Point Estates & Marina in Perryville, MD.  We cannot provide price quotes directly to prospective homeowners. Q. GENERAL INFORMATION: A. Chestnut Point Estates & Marina is a new 55+ Active Adult Community with brand new manufactured homes located in Perryville, MD. on the North East River. The property has a picturesque landscape of water and trees on 39.5 acres that must be witnessed in person to be fully appreciated. Enjoy our communities rolling hills with lush grasses, mature trees, beach, picnic area, boat ramp and kayak launch area. This is just a simple reminder that life will be more relaxing here at Chestnut Point Estates & Marina.
Q. Are There Any Other Special Considerations I Should Know About Before Purchasing And Living In Chestnut Point Estates & Marina 55+ Community!
A. Like any home, while your home payment may be your biggest expense, you will have other regular and periodic expenses, such as service fees for cable tv, internet, phone and electric utilities. 
Q. PET INFORMATION: A. We love dogs and cats but unfortunately, they don't always treat our property with equal love so we are extremely selective about what pets we allow. Any dogs being walked by their resident owners must have a leash connected to them and have waste bags to cleanup any waste from activity animal may have left on property of Chestnut Point Estates & Marina. These considerations are only for long-time house dogs/cats only approved by Park. When a cat is being considered it must be spayed or neutered and stay inside. All animals being considered must  not be listed under the non insured breed list. Any further questions or verification please contact Chestnut Point Estates Office.
